One of the ways we trim costs is to manage the delivery of components better. This way, we avoid wasted downtime, interruptions or messy worksites.
Nothing is delivered if we’re still in site preparation, otherwise we risk damaging it or losing it. Frames and roof trusses are delivered when the plumbing and slab are done. And so on through roofing, walls and bricks, electricals and all the way to accessories fit out.
There’s another reason we do this, too. Theft. There’s a 3.3 percent chance of theft in general statistics, and that means a lot of builders have to factor it into the cost!
Most of what’s taken are raw materials, tools and fittings. So by staging the deliveries, we reduce theft. We also religiously secure and remove tools and ensure anything delivered is either worked or secured.
There are a lot of trades on site at any given time and some days can be hectic. We have processes in place to ensure each tradesman and sub-contractor completes their work to the standards we set. If there is something not to standard, we have it fixed!
With Wildman Building’s customer satisfaction ratings we are extremely diligent in this area.
It’s pretty common for us to have 40 suppliers and subcontractors involved in a single home build. That’s a lot! To make all these parts work well, we make a plan of materials, people, hours and costs per stage. It means we can allocate better when certain things happen and intervene if something is moving outside of what we expected.
It also lets us communicate better with these suppliers and subcontractors to minimise the delays that occur when they’re otherwise late. Those delays push out costs.
Two secrets to building that most builders won’t tell you –
To Wildman Building, this means we choose to use our own written procedures for some of the 80% of tasks that are similar, making it easier for newer team members to work like seasoned team members.
Cluttered projects and messy sites have low productivity, so we avoid this. It means your home gets built quicker, we save time, and you save costs.
We also arrange components into ‘kits’ to expedite our crew’s performance. The materials around a given task are arranged to make the crew’s work easier. It might sound simple, but its makes us efficient.
We always assume you’re about to pull up, take photographs and post them on Facebook. This mild paranoia is actually productive. It’s the yardstick we use to measure our organisation and performance.
